Pre-Approval with a Lender
Before we dive into property viewings, it's crucial to know how much you can afford. This is a competitive market, and a pre-approval is a necessity. I can connect you with my trusted lenders who can discuss all of your loan options.
Phase 2
Follow-Up Meeting to Define Preferences and Plan
Once you have your pre-approval, we'll meet again to fine-tune your list of desired home features, preferred neighborhoods, and other critical factors. Based on this, we will develop a personalized home search plan tailored to your needs and preferences.
Start Looking for Homes
Armed with your wish-list and pre-approval, we'll begin the exciting phase of looking at homes. I'll handle the coordination of viewings and offer insights into each property, helping you visualize your life in the potential new spaces.
Phase 3
Write Offers
When you find a home that‘s just right, I'll guide you in writing a competitive offer. Leveraging my expertise in the local market and negotiation skills, I'll work diligently to ensure your offer is both compelling and aligned with your goals. All paperwork aspects of offer writing are in my hands - you just need to choose your terms.
It’s important to remember, this is a competitive market for buyers. We will work together to craft the strongest offer possible, but in some situations, it can take multiple tries before we lock-in a property.
Phase 4
Due Diligence and Inspection Period
After your offer is accepted, it's time to perform due diligence. Every transaction will have different requirements for due diligence and inspections.
I'll help you arrange for professional inspections and manage any negotiations.
On Day 1 of being under contract, I will provide you with a detailed list of your important dates, tasks, and next steps.
Phase 5
The Closing Process
The appraisal, paperwork, and final walkthrough come next. This typically takes 10-45 days, but depends on the terms of your contract and loan. Other than staying on top of items needed from your lender or title attorney, there is not much for you to do in this time!
Closing
Finally, the moment you've been waiting for—closing day. We will meet with the chosen Title Company to finalize closing.

How do I submit an offer on a home?
Submitting an offer on a home is something I will manage as your Buyer’s Agent. We will discuss all applicable terms, options, and strategies, as well reviewing the Purchase Contract. After you and I have made the decisions regarding the terms of your offer, I'll fill out the contract, you'll sign it, and then I'll present the offer to the Listing Agent and the Seller.
Can I buy a new home while selling my current one?
Yes, it's entirely possible to buy and sell simultaneously, and I can assist you in navigating this complex situation. Various strategies can be employed, such as a contingent offer or a rent-back agreement, to make the transition as smooth as possible.
